This project involved creating a comprehensive land book for a 24-acre residential development opportunity in Waller County, Texas. The land book serves as a decision-making tool for the Asset Management Committee of a large homebuilding company, providing a thorough evaluation of the site's potential. Key components include an executive summary highlighting the project's viability, a detailed financial analysis forecasting returns, a market analysis assessing competitive conditions and demand, a risk assessment identifying potential challenges, and a review of the land purchase contract. The analysis incorporates specific assumptions about the site's characteristics, such as its location, utility services, and existing plat references, to provide a realistic assessment of its development potential.
