This project involved conducting a comprehensive due diligence investigation of the Tarpon Pointe Marina and Residences, a proposed condominium/marina development in Bradenton, Florida. The task was to evaluate the feasibility and viability of the investment opportunity for a group of potential investors, Flatlander Equity Partners. The analysis considered multiple potential uses for the site, including private boat slips, high-end condominiums, and a boat storage facility. It also involved reviewing the seller's feasibility documents, considering both what was provided and what was missing, including documents such as Traffic Impact Analysis (TIA) reports, Environmental Protection Agency (EPA) and other environmental assessments, riparian rights, easements, plans and designs, economic viability studies, soil reports, and surveys. The final deliverable was a 3-page memorandum providing a recommendation to the investment group regarding the pursuit of this venture, substantiated by thorough site analysis and due diligence across environmental, legal/regulatory, physical, and locational categories. A presentation of the findings and recommendations was also required.
